5 Semi‑Annual Home Maintenance Wins
A tidy, efficient home doesn’t happen by accident. Tackle these five semi-annual tasks to breathe easier, cut hassles, and keep systems humming through summer.
What you’ll get: a simple 5-task checklist you can repeat every spring and fall.
Tools & Materials

Freshen the dehumidifier
- Empty the tank, then remove and clean the onboard air filter. A clogged filter makes the unit work harder.
- Rinse under water or vacuum the dust off. Reinstall once dry so airflow isn’t restricted.
Tune the water softener
- Break up salt “bridging” so pellets don’t stick together and starve the brine. Any long, sturdy tool works to gently poke and crumble the crust.
- Top off pellets as needed.
- Run an Iron Out cycle: dissolve in water, pour into the brine well, then initiate a recharge immediately. This helps remove internal buildup.
Replace the HVAC filter
- Match airflow arrows on the filter to the unit’s airflow direction before sliding it in.
- Thicker filters typically last longer; swapping in spring and fall is a reliable rhythm.
- If the housing is in a tight crawl or attic, stage lighting and a stable stance so you can align the filter without bending it.
Clean the dryer vent
- Use a brush kit from the exterior vent and add rod extensions as needed. Rotate and feed in slowly; withdraw to clear loosened lint.
- After brushing, briefly run the dryer to blow out residual debris.
- Avoid compacting lint by forcing the brush; gentle passes keep the duct clear.
Prep the air conditioner
- Disconnect power at the unit before you begin.
- Vacuum out leaves and visible debris so the fan and base are clean.
- Rinse fins lightly to clear dust. Avoid high pressure or close range to prevent bending fins.
- Reassemble and test from the thermostat once power is restored.
A repeatable spring/fall rhythm for these five tasks pays off all year. Set a reminder now, and future you will thank you.
